Sunroom Questions, please help

:dance:First of, do I need planning permission and building control?

Any ideas of prices?

We were going to do a 2 storey side extension or move but due to high quotes and circumstances we have decided to go down this route.

The sunroom will be to the side of the house and will be about 6 x 4

Any recommendation of builders also would be good

Is there a regulation as too how many windows there must be?

    Hi

    I had a sunroom built on 2 years ago and can help with the following

    As long as the extension wont be more than 10% of the total building size you dont need planning permission however, I did need building control (costs about £180)

    I was restricted to the number of windows particulary as I had double french doors so had to compromise and have the french doors in and out of sunroom(one to outside and one in from kitchen to sunroom) and two smaller windows than I would have liked along with a velux window in the roof however, the rooms gets more than enough light.

    My dad is a builder and carried out the work for me but would say you are talking aroung £10k

    No architect needed! Yes you will need to get building control involved but as Deirdre says PP should not be needed.

    If the size is 6 x 4 metres, then you may well require pp.

    Permitted development rights vary in NI they are quite limited, so check with your local Planning Service. Most of this will be on line. However if your extension is 6m x 4m you probably need Planning Approval. Even if you don't; apply for a Cert. of Lawfullness! Can be useful when it comes to sell your house, as how else will a purchaser know if what you have built is indeed permitted? The legal professions seem to be increasingly requiring proof and with good reason.

    With Building Control you can proceed with a building notice, but I would advise against this in the strongest possible terms unless you know what you are doing. (IMO They are a cowboys charter!) If you want to save money on building work get competitive tenders, but to do this you need to decide first all finishes and all work. Do not change, alter or add during construction.

    and put the usual http etc in front of that again, I can't post a link.

    Read and weep. The Planning service measure externally and from the outside ground level not the floor level!!!!!!! So your rights are fairly limited.

    I particularly like the part about decking. any decking that is more than a foot off the ground is not a permitted development.
