    Hi kel,

We are first time buyers as well. What we did was make a clear list of things we wanted from a property desirable things and anything we could live without. We then worked out how much of a depositwe actually had (once you take away the costs of the solicitors, surveys etc) Then while we were looking around the houses we thought about what work would need to be done and how much we would consider to offer.

While we were arranging viewings i started getting quotes for the conveyancing as the prices can vary. This was a good idea as our mortgage provider asked for the solicitors details while we were completing our mortgage application.

Also think about what sort of survey you want. We went for a full structural survey because the property we are looking to buy has been left to run down a little bit so think about it while you are doing viewings (probably more beneficial for the 2md viewing) have a look at the area around and see whether it has the facilities you want to be living near to. We also found it helpful to go on the local council website to look at the services available and also looked at the crime rates in the area (for our insurance).

    Hope that helps!! Good luck!!
