What way is best

ANYBODY OUT THERE WITH ANY SUGGESTIONS PLEASE
We have 2 properties, one inherited that is rented out and our own.
Our own in up for sale but no interest yet (in all fairness it has only be on a couple of weeks)
We can get a mortgage of £300000.00 but we have seen a property that ticks all our boxes, I know we should not have looked until we had sold our house but we did and have fallen in love with this house currently on the market for £389995.00.
From my own property at the worst case I stand to make £100000.00, my rental property has a £40000.00 mortgage on it but is valued at £300000.00.
What is the best way to raise the additional funds that I need, we will rent our home out should a sale not materialise in time and then once sold will pay off the £100k immediately.
any advice greatly appreciated.
