Renting out a house. Advise wanted.

My friend (who lives overseas) has asked me to rent out her house (its in Finaghy). She had used a rental agency before and had a really hard time with them so does not want to go down that road again.

I was wondering where would be the best place to advertise. Would Gumtree be any good?

Any advise would be really appreciated.

    If your friend wants to rent their house let them have the hassle of finding tenants, checking references, signing contracts. If they've had a bad experience with one agency get a new one! Would you really want the 3am phone call saying a pipe has burst and being responsible for getting it sorted? What happens if tenants trash the house or not pay the rent; your friend won't be your friend for too long. They should either get a different agent, sell up or at minimum ask their family and not a friend to do it. Wonder if family have said no?

    whatever you decide to do if you're already asking on here how to get tenants that's not a good sign for the future.

    Advertise on Gumtree...
    Do your credit checks here....http://www.credit-check-services.co.uk/
    and just use common sense...
    also print off a tenancy agreement and get tenant to sign and keep a copy yourself
    I months rent in advance and do 3 or 6 monthly checks on property
    do an inventory and take photos of the the interior of property.

    Agree 100%. Especially as it's not your house. Politely decline and advise that she find a different letting agent. mabe you could offer to help her find one as a compromise.

    Thanks for the advise, I will take it on board. I had taken on the matter of the house to help them out as they had such a bad time with the renting agency (it cost them 1000's due to the agency's neglect).
