Discharge of mortgage fee & deeds

Hi there and advice please.
I'm on a fixed rate deal with Northern Rock and have been in the position to overpay meaning I have just over £100 outstanding.
I'm still paying £0.50 DD mortgage per month until the fixed rate and the ERC ends. The mortgage isnt due to be paid off until 2023 but the fixed rate ends in 2012.
On my quarterly statements there is always a 'Discharge of Mortgage Fee' of £250.
Are Northern Rock likely to make me pay this when I look to pay off the remaining £100?
Also does this £250 include the return of my deeds?
And finally on deeds themselves - is there any benefit keeping the deeds myself or letting NR keeping them?

Yes, as until you do so they will hold a legal charge over your property. The fees are reviewed annually so in time will increase.
Deeds are held increasingly held electronically and no longer paper.0 -
