  • my advice would be to speak to a whole of market mortgage adviser who does not charge any upfront fees for advice. This market is now huge, so without all the information its impossible to answer.

  • I checked online through Charcoals and also popped along to Coventry and West Brom Building Societies who both seemed to offer good BTL mortgage products. Steer clear of Standard Life...I was stupid enough to remortgage with them on a BTL product and was severely stung (to about £2k) on the tie-ins. In the end I didnt go with West Brom due to the upfront costs. It was close between Coventry and the lender I went with in the end. From experience the most cheapest mortgage (BTL or residential) is not the most cost effective because of tie-ins and upfront charges. Dependent on your own needs and what funds you have available, each product has its pluses and minuses. As the previous poster stated, if you are not very clued up it makes sense to pop along to a mortgage adviser to get some initial advice. In the end I went with UCB homeloans. The service was very good and I found the products reasonable overall with no tie-ins after the initial discount period.

Hope you find a good deal out there!
