    There was a crash, people realised this and moved on... have you, or are you desperate to win the argument? there is no argument. what people have basically said is, yes granted its true, your right, waves, and move on ... the reality is the economy is in bad shape and whether there is a house price crash beyond 2011 or not is not the issue, its whether people who are struggling get to stay in their homes that they have been working hard to keep for many years.

    Its going to get very nasty out their... unrest will not be the word!

    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

    Difficult to argue/discuss in any meaningful way if you keep changing the subject.

    The point is im discussiing your original post, on a DEBATE house prices and economy forum.

    This is not the HPC forum, no ones interested in the word crash!, no one is interested in tin hats (since plastic ones are just as effective and lighter)
