Mortgage advice needed

HI
After seperating from my partner luckily enough on friendly terms the time has come for me to move. Currently our mortgage is in joint names but i am the main wage earner. My partner does not work but has enough to cover the mortgage easily through benefits and tax credits. Due to one of my children having a disability and it being upsetting for her to have to move is it possible for us to remortgage the house for my share and then have me taken off the mortgage enabling me to take another out for myself.

you cannot just take yourself off the mortgage, your partner would need to be able to take a mortgage in their own right. Some mortgage lenders will consider benefits as income together with court ordered maintenance0

Your partner will need to be employed in some way. As there are no lenders who will work of benefit income alone i am afraid to say.I am a Mortgage Advisor. Are there any mortgage lenders who work off affordability. From long late nights of going through figures to cover the existing mortgage and releasing some equity for myself my partners mortgage payments would be 1/3 of her monthly income at most.0
