Another update!
They have now said that they have an invoice to prove that the property was professionally cleaned before I moved in.
It wasn't mentioned to me or noted on my inventory or TA.
I'm guessing this counts as documentary evidence?? Although I haven't seen it yet.0 -

Ignore that. Plus, obviously they can "say" anything...
You have an inventory that describes the condition of the property when you moved in, that's it.
I think you're just wasting time as they are obviously playing the clock until you give up.
If your deposit was protected start a dispute with the scheme. If it was not start by demanding it back in full in writing, stating the penalty for non-compliance, then start a money claim.0 -
I'm in Scotland so it's not protected. I just wanted to check if this 'invoice' would be evidence against me before I send the demand.

I have had the same thing happen to me last week. The agent was Leaders and as far as i'm concerned they are using deposit deductions as an additional income-producing exercise as the flat was significantly cleaner when I left it than it had been when I moved in. I don't, however, recall signing an inventory so I may ask them for this after reading this post. Good luck to OP and others who have had their deposit unjustly taken.0
