mortgage advice please!!!

hi can anyone help or advise me please. I am 27 with a 4 year old daughter. I have a bad credit rating and only earn about 10k. Me and my boyfriend want to buy our own place he also has bad credit. he earns approx 20k. we will have approx 40k as a deposit. what are the chances of us obtaining a joint mortgage? I already have a mortgage and have done for 5 years and never missed a payment on it. will this help us? although i have a mortgage it is a joint mortgage with family and need to sell up and go our ownways so i need to buy somewhere new with my partner im just not sure how easy that will be. can any one advise me please?

You need to get copies of your credit files from each of the three credit reference agencies - the £2 statutory ones will be fine.
Take them along to see a whole of market broker and set out the full story of what happened, your circumstances now and what you want to do.
