Specialist query: self-build / pensioner

I am a pensioner. I own a large house (no mortgage) but have limited financial assets. I have a plot of land with permission to build a smaller house. What is the best way to finance the build? My plan is to move into the new house once it is built, and sell the large house. However I need some form of bridging finance. Are there specialist mortgage lenders who would be prepared to give me a mortgage secured on the large house for perhaps one year, on a drawdown basis? What about equity release (although this maybe looks expensive for these purposes)?
