Thank you very much for the advice MM its really appreciated, i know it may seem like we are being sensible, but because we have no idea what we are doing we arent always sure and people tell us different things so it does get confusing!
We have been recommended a mortgage broker in our town, who have dealt with a few friends of ours and do appear to do the whole market, but I will check, we also have an appointment with OH bank in the new year, which is lloyds, we did speak briefly to them a week or so ago and they seemed to be ok with OH credit issues, because he has had an account with 10 years with them and also had a credit card a few years ago with them, but will have to look at their rates, because I have read places that these could be higher and not such a good deal as such, but will see
thanks again for all the help, its really appreciated, I would like to say for anyone who is reading these posts that I have been in debt before and am not perfect!!! have learnt from previous mistakes thats all (you can have too many pairs of shoes thats all im saying) and we are very lucky to be in the position that we are in (OH has good attitude to money its rubbed off!) thanks again0 -

I got control of my shoe buying problem by selling older pairs on ebay, however one thing i have never mastered is my constant compulsion to buy coffee/tea mugs/cups. I literally have hundreds in my collection and I cherish every one of them. Tea and coffee tastes totally different in each cup.Hubby is doing his nut, but I'll never stop buying em. You can all think I'm a nutter, I don't care - but I've set myself a cup budget of £20 a month.I am a Mortgage Adviser

Had to leave early last night - people to pick up from the airport.
All I can say is I wish more FTB put the same effort into preparing themselves for their upcoming mortgage and analysing their situation.
You know from day one what is realistic and what is unrealistic.
I hope that your house hunting goes just as well for you, as your hard work should pay off.
The only thing I have picked up on, not sure if it will make any differnce, is your reference to debt in the past. If this was all well managed then you should have no problems. If however you had problems, I would suggest getting copies of your credit files, and checking what is on there. Show them to your broker, and let them run anything, verbally first, past any lenders they will contact

Thank you to everyone for their replies and assistance, it is all very confusing I admit but I cannot understand anyone that doesnt fully investigate what they can and cannot afford before plunging in the deep end even though we have been lucky in getting some money we had been saving for months previously it just means this way we can buy a little bit earlier thats all and this website is brillant for finding out things you arent sure of, so no excuse!
In answer to your concern about previous debt, this was managed fine, I admit I paid late twice 3 or four years ago but only by one month so hopefully ok, I have checked my credit rating on experian and its 824, which I hope is ok, the only problem is I wasnt on the electoral roll last year but I am now so fingers crossed, experian advised this would be updated soon
I will let you know how we get on, but any more advice or anything is fully appreciated
