I think I've found it!

After viewing every properly in my search zone, I think I may have found one... well two actually.

I need help to try and decide which one to put an offer on and how much! I can't post the links to RM just incase the vendors are MSEers too... so here goes for the two houses.

House One - £470,000 (5 bed detached, double garage)

Ground floor - Study, large kitchen diner (great quality), utility room, lounge, cloakroom, large hall
First floor - Master bedroom with dressing room and ensuite double shower room, guest room with built in wardrobes, ensuite double shower room, double bedroom with built in single wardrobe, 2 further single bedrooms.
Outside - double garage, fair sized garden.

House Two - £435,000 (5 bed detached, double garage)
Ground floor - Dining room, kitchen/breakfast room, lounge, cloakroom
First Floor, master bedroom with fitted double wardrobe and enuite double shower, 2 double bedrooms
Second floor - 2 good size bedrooms, shower bathroom
Outside - Double garage at rear of garden. Garden is fairly small though.

So, I actually love them both and wouldn't mind which one I ended up with. Both have things about them that I like. Is house one worth £35k more than house two when technically they're both 5 bed houses?

Both have had a price reduction recently so house two is fairly priced however house one could still do with another £20k off to bring it in line with other houses.

So, what do you think????

    Does house 1 actually have a bathroom - i see lots of showers (at least 4!) but no bathrooom??

    One has a study, utility room and dressing room. The other doesn't.

    hard for anyone to comment....areas and houses can be very different, there could easily be £100K difference in 4/5 bed houses in my village, even on my street, as the area does not have uniform housing

    From the meagre description I would say that House 1 is worth a premium over House 2 and that £35k isn't unreasonable.

    I'd go for house 1. I'm not keen on three story places, you would have less storage space ie loft space, as these are taken up by the bedrooms in property 2. If the bedrooms are all on one floor, this usually means that you have more floorspace on the ground floor. Plus garden space is important, and helps to make the property more saleable when you move on (even if you aren't planning to anytime soon ...).

    Property 1 sounds like the place I'm looking for, a kitchen/diner, downstairs study (not one of the bedrooms), more downstairs space. The dressing room would be a bonus.

    My apologies, both houses have a main bathroom. It's a development with 10 year old houses and houses that are still being built. Both are in similar roads and of similar ages.

    House One is little nicer and a tad bigger, but is it really worth that much more?? I would happily live in either! x

    Hi, no haven't sold yet but I'm very lucky that I don't need to. It would be great it if all coincided but I would rather sell/buy chain free so I'm not relying on anyone else.
