Purchasing property from parents - conveyancing options

I am purchasing my house from my parents and therefore do not need much of the protection that conveyancing solicitors often offer (no move no fee etc.)
How could I save money on this? I have read a few things about DIY conveyancing which strongly advise against it so I'm more interested in how to cut the costs of fees considering that this should be very straight forward for the solicitor.
The property is being purchased for £160k.
I've had one quote so far:
Lawyer's Fees:
Legal fee: 460.00
Mortgage fee: 75.00
Stamp Duty Land Tax fee: 55.00
Additional Costs:
Local/Water/Enviro searches: 260.00
Land Registry fee: 200.00
Land Registry searches: 23.00
Chancel Repair Liability: 30.00
VAT on Lawyer's Fees: 118.00
Total £1221.00
Is that good? It struck me as being rather high.

Ouch ! that sounds extortionate ! I probably paid about the same price back in October but that was for the solicitor (who wasn't cheap but reliable) to represent me when buying and selling at the same time ! I suggest you contact a few solicitors/conveyancers to check out the prices before committing. If you don't have 'owt important to say then don't say 'owt ...

Are you buying for cash?0

Sadly no, I'll be getting a mortgage.0

The lender will require a solicitor to be appointed to represent their interests. You cannot escape that element.0
