I think this is complicated, but maybe it's not. I live in a shared ownership house which I have a £55k interest only mortgage on (I know - but if you ever saw me post in the DFW forums you'll understand the reasons why) which I have had for the past 10 years, the house was orginally valued at £145k (I think). I now earn considerably more than I did when I moved in (£70k) and am married, my OH earns around £45k. I have just finihsed paying off debts and know I need to focus my attention on the house. I want to mortgage the whole house (buying out the HA) and then eventually in about a year sell on the open market and buy a bigger place. My OH is still paying off some debts, and has a patchy credit history, as I said, I've been squeaky clean for about 5 years and now have no debts but a damaged credit rating. The house is worth around £220k maximum. What are my changes of being able to mortgage the rest of the house, and will any equity I have in 'my share' of the house count when the mortgage lender looks at my application? Should I just call Santander (where my mortgage is) and ask for an extension on the loan? I have no idea how it all works and I need the collective wisdom of you lot for pointers.
