Mortgage arrears due to lack of notification

I have had a mortgage with the same provider for 11 years. 4 years ago I got a top-up mortgage for house improvements, so now I have two mortgages (I'll call them the 'big one' and the 'little one') on the same property.

I saw my credit report on Creditexpert yesterday and found that I had missed one payment on the little mortgage 12 months ago, which has totally ruined my credit rating. I was not informed that my direct debit had bounced that month, despite contacting the provider about other mortgage-related issues several times. As soon as I found out, I paid the deficit - the princely sum of £36.44. The big mortgage is up-to-date.

Has the provider broken any rules or codes of conduct by not keeping me informed? What are my chances of successfully appealing and getting my credit score restored? Does anyone have any tips for how I can go about appealing?

Would be very grateful for any bright ideas.

Why did the direct debit bounce?

You may find that the lenders attitude ,and even fos if you went there, is that it is the individuals responsibility to ensure that payments to creditors are duly made on time. And that you would have noticed from your bank statment that the ddm didn't collect, also from the return to sender fee that you banker would have charged.

May be you could speak to your lender, explain what happened and see if they can put a note on your credit report regarding the missed payment (which would be seen by other institutions who peform a credit check on you). I would be surprised if they could "remove" the missed payment from your CRA as technically there was a payment missed.

    Hope this helps
