We've got a viewing!!!

WE HAVE A VIEWING!! :T

:j Needless to say I am beyond excited! :j

In my mind they've already bought the house! :D

So, back to the real world... it's our first viewing. I'm not really sure what to do?

I've de-cluttered, moved out furniture that I don't need, hoovered, dusted, cleaned the bathroom and kitchen, made all the beds, tided the garden, swept the front.

It only takes one person to fall in love and buy the house so I want to get it right.

Any advice would be greatly appreciated x

Congratulations on getting your first viewing - but do calm down, even in the best market it can take quite a few viewings to sell, and this certainly isn't the easiest time to be trying to sell. So it's a good thing, but don't build your hopes up too high!

Sounds like you've had a good tidy up and clean - I'd just make sure the house is well aired and keep fingers crossed!

Sounds like you've done everything you can. It's just a waiting game now really and hopefully even if they aren't interested then you will get some valuable feedback as to what they liked and didn't like to potentially help you with future viewings.

From your posts you sound a bit like me - a dual personality of highly-strung optimist and down-to-earth realist. If that is the case, my advice is to make sure the down-to-earth part of your personality remains in control. The selling process can take months or years so if you let the highly-strung you take over, you'll be exhausted long before this is over. Even if these buyers make an offer! So relax, fingers crossed, and make sure the house stays spotless...

Do you have a link to your house we may be able to give you a bit of input on your brochure to increase viewings
  • Just a note...if you do put the coffee on, do remember to offer the viewers a cup!! We found if we had a cuppa with sellers, we felt it didn't make us any more inclined to buy the house, but did mean we could ask questions. With viewers, I felt at least it made them have a proper look round & get a feel for the house, rather than a very quick view.

So, just had a call from the Estate Agent... yet another viewing on Saturday. 3 in one week!

Now, the buyers that came today said they liked the house. I guess they're going to do what I do and wait around to see if it drops in price and then offer silly money when it's been on for a while. Or they are just looking around to get a feel of what their money can buy. Either way, very positive in the way the house is presented and price.

Onwards and upwards to Saturday's viewings!
