Advice on secured (against house) Loans?

Hi all,
Does anyone have a recommendation for a good loan company for taking a debt consolidation loan against a house?
I've had a shocking few months work wise so have a history of paying things late- but have several hundred thousand of equity in the house that i'd like to borrow 25k against.
Any advice on best rates/companies for secured yet bad credit loans?

What about your own bank? Presumably you have a history with them.
Also, do you have a mortgage? If so maybe restructure that as you'll get a better rate. Better than going down the seperate loan route.
