Mortgage referred after agreement in principle...Chance of success?

Have had a mortgage agreed in principle then referred.
What is the chance of it succeeding to 'offer?'
Is this normal procedure?

    You got an AIP, then your full application was referred?

    It's difficult to tell how it might go as you've probably got no idea why it's been referred have you?

    Yes, full application was referred.
    Have no idea why they referred it IFA suggests probabably due to LTV above 75% (i.e. 85% BTL)

    It may simply be that. Or it could have been pulled as a sample for checking as lenders seem to do regularly these days.

    If there's nothing you can think of which would make you feel nervous, you'll probably be ok.

    Right at this minute, any reassurance even from someone we don't now is much better than hearing nothing from our IFA!
    Think we are resided to the fact that: "If it's meant to be" it will go ALL the way!
    Maybe they'll just listen to you, eh?
