No - I don't know why you have the idea that I'm living in a smaller house just to live in the area - barking! We moved here because 10 years ago there was just the 2 of us with no plans for children and we fell in love with the house, the area was 2nd to us.
The reason I chouse the monkier is that I couldn't think of anything else and didn't want to use my normal mse id!

Actually, we all make decisions based on location vs size, and I had the strong impression that you were looking to upsize. I like the location you are in, with the open space right opposite. Will you stay in the same area?No reliance should be placed on the above! Absolutely none, do you hear?0 -

GDB222 & PN - Sorry, hormonal woman (well with a 9 week old and a 21mth old it's hardly surprising!) yeap looking to upsize, can't see us staying in Radyr as the prices are crazy, looking at anywhere within a 5-10 mile radius0 -
Maybe this is just me but I am absolutely cold and unemotional when I look at a house.
All I want to know is basic stuff like:
(1) Recent sold prices for near-identical houses [single most important criterion];
(2) Whether there's any expensive [adding a coat of paint or clipping a hedge can be done practically for free and is therefore irrelevant, and of course I could not care less about superficial surface things like your furniture or "clutter", neither of which will be there by the time I move in] work that needs doing, e.g. is the kitchen or bathroom really old/bad and in need of completely new units to look decent?
In my eyes your house certainly isn't bad in a way that would push it far below recent sold prices [given overall market trends - of course on average UK houses are not selling for 2007 prices] but I don't particularly think there's any reason why it would outperform the current market - I think I'd perhaps looking for something like a brand new, very modern kitchen and possibly bathroom as well to justify paying a 2007 price.

Probably clutching at straws here but people might spend quite a bit of time looking at the photo of the front of your house to, well, get a feel for the area and so on, in your EA photo your hedge looks quite brown/dead, the way it looks on google maps street view is a lot more attractive.FACT.0 -
Right - I've just walked up the street and had a good look at the front of the other houses and with a objective hat on ours doesn't look the best. So hedge coming down majorly, this house is 4 doors up and I think it looks OK?

Also, I've taken some pics just now of the garden (again in the same flickr account) we seem to have a lot of pointless bushes, so I guess I just need to get these out? Question is what do I replace them with or do I just clear them out and get some bedding plants in?0 -

I think it all depends on peoples expectations, now I have £250k to spend in Kent and I think your house is plenty big enough, although if there was a similar one with a conservatory I would go for that one. Cheap things you can do, change the study back to a single bedroom, as it will only appear a 2 bed house otherwise. It is a smallish kitchen but there is scope for an extension. It annoys me, as our old viewers used to say the same about our old property - they have read and seen the particulars - what are they expecting a tardis!! I really disagree with some of the comments about the kitchen- it is a nice, sturdy kitchen. Old fashioned? Maybe, but it is solid and will last a long time, not like the shiny new ones which often look tatty within a few years. Black, white and chrome kitchens with laminate floors are my nemesis- it is so hard to find a house with character these days as so many have been turned into magnolia and chrome 'blank slates' but I could never bring myself to rip out a brand new kitchen no matter how much I hated it! But what do I know, I just put an offer on a place with bright yellow walls that is packed to the rafters with soft toys and china dogs!
I think a new picture of the front of the house would be good as you are going to be sending in new pictures anyway, try to get one without a car parked in front of it as it obscures it.
I think you could get away with keeping the computer in the spare room if you got rid of the books. Don't force the sofa bed in there if it would make it too cramped as I assume it is a double sofa bed and the room is a single.0
