PasturesNew - Great you know the area so you know exactly what I'm up against. I agree the whole area is overpriced in my mind but that's the area due to the schools and yes nothing in the village apart from a couple of small shops
I'm not a snob or working on the radyr thing by the way I don't buy into it at all it's just the house we fell in love with 10 years ago not the area if that makes sense. Nothing wrong with Danescourt or Fairwater.

Price - 3 agents all said about the 235k - 240k mark, one said £250k hence why we chanced it for a while. The others in the area for similar prices are either new builds on a completely cramped estate sandwich between 2 train lines and the detached for the same prices are right next to some pylons so hence the pricing. We can come down on the price, I guess the question is how low if we take another 10k off and still don't see any change I guess we need to stop somewhere if that makes sense?
Yes, we have a lot of equity in the house so could afford another 10k but then obviously someone will come in under asking and take another 10-15k so the question is could we afford to take another 25k off?
Clutter - I take it all on board but hard to do anything with 2 children under 2 and a husband with a massive book habit! Think I'm just going to have to be firmer. Is it only the 2 bedrooms that people think need doing?
Bedrooms - Think the idea of turning the 3rd bed back into a bedroom is great - Do you think I'll get away with a nursery in there whilst leaving the computer in here or would I be best moving the sofa bed in here (from the 2nd bedroom) and leaving the computer as in all honesty I don't know where else we can put it!
Garden - Agree it's a lovely garden but I've got no idea what to do with it apart from clearing the beds out. Hedges have already been cut as these pics were taken in January. (I'm going out the back now to take a pic and all suggestions welcome!)
Extension - We were planning to extend to put a big kitchen diner on the back, but then had children and the upstairs space is not big enough, hence why we didn't go ahead with the extension downstairs. Is it the word extensive that's wrong?
Kitchen - Not keen on replacing it really as it's a solid pine kitchen with a slate floor - don't see how replacing it with some ikea rubbish would improve it!0 -
Have taken a look. Inside is nice apart from the spare room and office. Outside is awful. hedge needs reducing,outhouse door needs painting and the garden needs a make over. Spend a few £K and get a really lovely landscaped well planted garden and it will be a show stopping selling point.0

No - I don't know why you have the idea that I'm living in a smaller house just to live in the area - barking! We moved here because 10 years ago there was just the 2 of us with no plans for children and we fell in love with the house, the area was 2nd to us.
The reason I chouse the monkier is that I couldn't think of anything else and didn't want to use my normal mse id!0 -

The inside and the garden are lovely, i love the lounge! Just needs thinning down a bit. What would put me off is that it looks exactly like a £75,000 council house from the outside!! But the inside and the garden are lovely.!0

From gathering information and if this is a so-called estate agents valuation, your house is actually worth £216k. Best case £228k. What do the other people think on this board?
As for the pictures, you should declutter your house and make it look big. Pick neutral colours for the walls such as magnolia. Cut the garden down and paint the fences to make it look clean and cut.
