What's wrong with our house?

Posted under a different username as I didn't want my other username linked to this post if that makes sense

We're trying to sell our house and despite being on the market since January we've only had about 6 viewings. Everyone that's viewed has said the house is nice it's just too small (not much I can do about that!)

I got my hopes up this weekend as we had a viewing Friday and they called first thing Saturday to arrange a second viewing, but they've now cancelled today saying that they had re-thought and it's a little small!

So I'm looking for some constructive feedback as to what we can do if anything to get the house sold as we've just had another baby and we're desperate for more space.

I think the house is priced correctly for the area and we've already reduced it by £10k so I'm not sure what else we can do.

Any thoughts, comments etc. appreciated

    Seems to be a lot of similar properties on for similar price & possibly bigger rooms - if everyone is telling you that the rooms are too small (including yourself!), then you may need to think about coming down further in price to compensate & accept your property isnt worth £240k. You need to set it apart from the rest of the £240k range & that either means finding a Unique selling point or dropping it again.

    For now you can try all the usual stuff like clearing clutter (take as much as possible to friends/family to store for you. I would definitely clear out one or both bookcases from the study - people will want to try and visualize a bed in there & with those bookcases, it looks like a bed will never fit in there.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Cant comment on the price as I do not know the area at all, house inside looks fine but I think I would do some work on the garden, cut hedges, paint shed door etc might help.
    A lot of ppl do not like gardening and it looks a decent size. I love a large garden.

    recently looked at a tiny property with a friend, and the owners were very clever with the use of space. We actually didn't realise people lived there! All I can say is strip out everything you don't need, and maybe some stuff you do!

    Your asking price seems too high, perhaps about [according to not-terribly-precise zoopla] £40k more than you'd expect to sell it for.

    It's not like the house is, y'know, really unusual, a country castle, on a deserted island in the outer Hebrides, or something shaped like a flying saucer or whatever, whereby you'd expect to have to wait a long time for a very specific type of buyer to come along.

    It's a suburban three-bed semi in decent nick, just about as common/popular a type of house as exists in the country. It can only be price.

    I think thats a very good point well made. £10k sounds like a LOT of money, but its only 4% of the price - read a lot of threads on here at the moment & people are getting offers accepted for between 10-20% of the asking prices on a regular basis.
