    Your quote from the builder (if ex VAT) is roughly £100 per sq. Foot. I don't know what else is involved or how simple an extension it is, but I would suggest this is a wee bit on the high side.

    Now in my way of thinking the same foundations and roof will be needed whether it's a single or two story extension so hopefully you are wrong about double the price.
    I am no expert, just my logic!

    So £50 + VAT per square foot = £60 per square foot.

    So not really £50 a square foot then. ;)

    another question for you - when you are planning the extension when do you get quotes from builders. The quote I mentioned above was a rough guestimate but when do you get a proper quote that wont change a great deal?

    Hi Snowmen

    We had been toying with the idea of doing a double side extension, we got some rough plans done from an architect f.o.c. and went to 3 builders and for a 6x4m extension 2 storey we got 3 quotes just for a shell - £30K, 35k and 50K, we still would like to do it but are worried about going over budget and being able to stick the disruption

    550 sq. ft extension has been "quoted" at £25k
    £25000/550 = £45.45 +20% vat = £54.54 (closer to 50 than 60 ;) )

    The builder reckons that if the customer went daft with tri-fold doors, triple glazing etc... then they could expect to pay £28k +VAT

    As a "money saving" forum, I'm simply passing on the info :beer:
