Lost - Need some direction with my BTL / Self Build

I need help!
And after reading lots of other posts on here, I think its worth a post.
I have to tell you about my current situation first and any advice would be very welcome.
I have a BTL house, with planning permission to build another on the plot but i have no money to build it.
I have asked the BTL mortgage [Bank of Ireland] to split the deeds, they valued it and said its not worth enough.
So my basic question is is there any other way of raising the money?
are there lenders out there willing to just on the fact I have the planning?
Please help, I have been going round for 18 months trying to figure something out.
BTL house worth £120000 [owing £92 ish]
needed for new build [£50k]
