quick sale of house in NI

A colleague needs to sell her house quickly - does anyone know of/have experience of any company that buys property? We googled and came across plenty of ads but no real info - a lot seems like sales pitch.

Obviously they wouldnt offer the full market value but how does it work? The house would have been sold easily a few years ago at around £300,000 - would £200,000 be realistic to expect?

    I would have thought it would go quickest if it were in an auction with a low reserve set on it. Unfortunately it's a buyers' market at the moment, so it'll be hard to make one particular property stand out from all the rest. At least with an auction your friend will know when the sale day is, how much interest the house attracts and if the reserve isn't met then your friend will know what people would be willing to pay for the house, and possibly plan accordingly.

    it depends on the area .£300,000 a few years ago could be £120,000 now .
    I am in a similar position and auction will be the quickest .Try WILSONS

    as said it will depend on the area, but i have seen houses that where bought or remortgaged at 230+ now being valued at around the 100k so 120k might not as far away as you may imagine, i think it is doubtful you would get 200k unfortunately

    I honestly don't think there is a better option than an EA and just pricing it accordingly. In auction etc. it is plausible that you get a ridiculous sum. I have seen a few houses, locally, which have sold within a week of being advertised - it is all about the price. Do some homework and find out what similar houses in the area are advertised for and then undercut them all by 10%. The buyers will come flooding in and you will still do better than a firesale type auction.

    Please, please, please do not go for these "sell your house fast" companies, they charge big fees up front and then when you get to contract price they go back on the agreed sale price and drop it by at least 30 percent, thats how they make their money

    Best option is to put it on the market at a really good price and thats what will bring in the viewers
