Mortgage Credit Search - Soft Footprints

Hi

Does anyone know which mortgage providers only leave a 'soft' footprint when carrying out the initial credit search for a decision in principal?

Google searches, show Intermediaries were issues with a leaflet by IMA explaining soft footprints.

We had decision in principal accepted with Santander, then the application accepted. The case went to underwriting and now we are told we can only borrow 111k.

We are wanting a 85% LTV mortgage on a house for 170,000.

I really don't want to end up having lots of searches recorded.

Alternatively, are there any decent IFA's that have personal contacts with underwriters that are able to actually discuss whether an application is likely to go through prior to hitting the full credit search?

We have full clean credit history.
