Mortgage deals for business owner

I need to know which lenders would offer a mortgage based on my 2009/2010 dividend and salary income that would be confirmed by an accountant. Can anyone point me towards potentially suitable lenders?

I cannot use my percentage ownership of the business as my 30% share would not provide a sufficient amount for the loan that I require and would not be anywhere near the actual income taken from the business.

    My understanding is that if you are self employed, you will usually need to provide three years of earnings figures. These will be validated either by an accountant or by your tax returns. As long as your figures are good enough, i.e. affordability is good, a wide variety of lenders will consider you.

    Can you provide three years of figures?

    I am not self-employed although might be considered as such for the purposes of a mortgage. The issue is, however, that most lenders will look at the 3-year figures based on my share of Company profit, whereas I need to know which lenders will base the loan on my actual income from the business, this being higher than my ownership percentage.

    I am a business owner and would always suggest using a broker who will be able to select the best lender/s for your particular circumstances.

    Ask around friends/family for a recommendations of good brokers locally.

    I did try that and got a recommendation of 1 broker who managed to recommend only 1 lender who would base a loan on income rather than a share of profit.
