another thing i would do would do viewings in blocks because your bound to get a lot of interest if your marketing 40,000 pound less than the estate agent as valued it at.
Do viewings in twos or threes and make that buyers aware you have had loads of viewings.
I would say that most people are aware that doing viewings in 2s or 3s is a tactic to make the house appear popular & that you may have competition. We had that & what ended up happening is if we were concerned about something in the house,we would ask the estate agent about it which then highlighted the problem to the other viewers who may have not noticed it & vice versa.0 -

go to home page put in your postcode then go to page..on the left you will see it say average asking price click on that then all the links will be on that page.. good luck or post your first line of postcodeIt is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
