I'm going to call the Estate Agents every day and ask them what they're doing to promote the property. Does anyone have any thoughts about doing an open day???
You should have determined what they would be doing to promote the property as part of the valuation visit, in addition to choosing "the one you liked who valued in the middle".
Are you prepared to be told, every day that you phone, that they have work to do on other client properties as well as your own?
If nobody wants to specifically view it in the first week, why would an open day entice them?0 -
Did they all swear they had people queuing up to buy your house?

All four of them were confident they would sell the house... I've never sold a house before so I have no idea what to expect. The market is quite slow in our area so I am getting worked up over nothing. They're a really good Estate Agent I have faith that they will sell it, just not by the end of the week!!! It is on RightMove and they have made it look really good.
Does anyone have any thoughts on putting the house on with multiple agents? Or do most buyers use the internet to search for houses so they'd be no point?

We was on the market for nearly two years and had hardly any viewings, i put it down to first time buyers not having good deals available to them with a small deposit.
I think it will change in the next three years, but the days of houses being sstc within a month are long gone, until the banks start relaxing their lending.
Thats why most sellers are just playing the waiting game, it will come back its just a matter of when.
Until first time buyers come back the market will be very slow, but moaning after a week is a bit much i suspect it may be a lot longer.
If i was to market a house i would market it 40,000 pound below what your happy with and advertise it at offers in excess of.
The reason for this is, it makes the house more attractive to people who can not afford it aswell as people who have a higher budget who can.
hence causing a bit of a auction,the ones who cant afford may fall in love with it and stretch themselves thinking its a bargain, and the ones who can afford it will have to bid against each other to get the house.
I think this would maximise your viewings and hopefully create a bidding war for you to get to the asking price you was originaly asking for.
The way i see it you can market your house as low as you want, it doesnt mean you have to accept a low offer, but dangling the carrot at a low price will definately get you more interest.
And before people say i wouldnt view a house with offers in excess of, if you had a budget of 160,000 pounds and there was house in a road you like for sale offers in the region of 160,000 pounds and another identical saying offers in excess of 120,000 pounds, would you really not view it?0 -

I'd view it. And if I liked it I'd make an offer of something less than £120k - possibly going up to £120k if it really ticked the boxes. And I'd think the seller asking £160k was deluded because houses on that road are clearly only worth £120k if that's what vendor B is prepared to sell for.
In England and Wales, the words "offers in excess of" are generally ignored - its only the numbers that matter. In Scotland, I think it might be a bit different but in this market things aren't so straightforward there either.0 -

Exactly you would view it.
and then you would probably realise it was worth a lot more than 120,000 pounds, you can offer 120,000 pounds but do you really think you would win it?
another thing i would do would do viewings in blocks because your bound to get a lot of interest if your marketing 40,000 pound less than the estate agent as valued it at.
Do viewings in twos or threes and make that buyers aware you have had loads of viewings.0 -

We only had one viewing in the first 3 weeks. By the end of week 4 we had two no-chain buyers trying desperately to out-bid each other. It sometimes just goes that way!0

Stop panicking, it's only a week and don't start thinking about open days at this stage either, it's far too soon.0
