We have looked at some houses on some roads where everyone is overpriced compared with the ones that sell. They have been on the market at 'last sale' plus 25%. When one comes on that is priced at around the same as 'last sale' then it usually sells within a week or two.
Pricing yours at the same price as others that are not selling just means yours will not sell. People now can Google 'house prices sold' and add a postcode and do not believe the EA who says the last one sold at asking price ...0 -
Picking the middle valuation may not be the right thing to do. Lots of estate agents are overvaluing houses to get the seller on the books, only to try and haggle them down later. It might be your lowest offer is the accurate one from one of those few honest estate agents.
I would also use property bee to keep on top of your local competition. In todays market it is near essential.

Your house and other similar houses within a mile are priced by estate agents. That does not mean they are fairly priced.
The price that your house is worth is the price that someone is prepared to pay ...... and in the current climate it is a lot less than vendors expect ....0 -
last time I put mine on the market, I had about 10 viewings in first week.
I would expect a courtesy call though - but then sales processes are what I grill them on when selecting an agent.
In this market though, a week isnt a long time, but I would be on the phone asking questions, that way you forefront of their mind are not simply one of 100 houses in their window.0 -
We were in your situation a while back. I, naively, expected a flurry of viewings the same day or house went on the market. In reality it was 2 weeks later we had our first viewing which we sold on. It fell through but hey ho. Since going back on as available we have had 3 viewers in 4 weeks all of which offered on our house but weren't proceedable due to not having sold their house. It's a waiting game I'm afraid. Even if you do get an offer it doesn't mean that it'll be a quick process. Good luck!0

Is it showing on RM? Do a search for your criteria to make sure they've not put in any wrong info. Mine was showing 3 beds when it fact it was only two. Muppets...

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

The whole housing market is moving really slowly these days. Back when I was looking to buy (completed in april so not that long ago), it was highly likely that it would take me more than a week to decide to look at a place - get the rightmove alert e-mail a couple of days after the EA posts it, clock that one of the houses is worth looking at so file it to check when I'm not supposed to be working, remmber to check it a couple of days later and decide its worth viewing, point out to OH and wait for him to check it out to see if he agrees, call up EA and book an appointment, wait a couple of days to hear back from EA when appointment can take place, etc
Long gone are the days when houses sold within hours of coming on the market. Because everything is going so slow, buyers are reacting slowly as well. Its only when something really special comes on the market or someone is really desperate to move that the pace picks up.
Relax and be ready for the selling process to take a while. Fingers crossed it doesn't take too long though...0 -
I'm going to call the Estate Agents every day and ask them what they're doing to promote the property. Does anyone have any thoughts about doing an open day???0
