It's been a week!!!

Hi all,

I had 4 estate agents come and value the house... went for the one I liked who valued in the middle.

Our house has been on the market now for a week today. No viewings or calls from the estate agent.

What shall I do???? I have signed a contract for 12 weeks and now don't know if we'll get anyone round.

It's the first house we're selling so how long does it normally take before anyone comes to look at it???

    How long is a piece of string? We had 3 viewings over 5 months for one property and sold to the third. The one we are selling now seems to be picking up in viewings after a week on the Market. Give it time, or post a link to your advert and I'm sure someone here will help crit it.

    You could try and get a friend to 'mystery shop' for you. You might find out how much the agent is pushing your house compared to others nearby. Just a thought.

    Sounds ok as the market is not active quite as fast as to start expecting viewings after 1 week.

    Make sure those cars that drive by are impressed, by you have made an effort to give the house curb appeal.....clean up rubbish/toys and make the garden look nice etc...the usual.

    I don't think that in the current housing market there is a 'normally' any more. We've been on the market for a year, and some times we've had several viewings quite close together, and other times months with nothing. At the moment, for us at least things seem to be in a very quiet period.

    Don't get too wound up about it, when it come to house selling you need to be able to roll with the punches.

    i am in exactly the same position as you. Been on the market since last week, on agents website last thursday and rightmove friday morning. No viewing as of yet. I spoke to agent today who said they have done a mail out to all buyers registered with them looking for a similar property and basically just waiting on feedback.

    Give them a call and ask what they are doing and if any feedback.

    I was told that most of the people they spoke to are waiting on selling their property before viewing as they have missed out on a few due to being unable to sell their own. Surely if everyone does this no properties will ever sell, but I do understand the viewpoint.

    I just want to get some people through the door.

    1 week... think you need to relax. It's possible that your agent is rubbish, or your house overpriced, or both, but unless it's a super-hot property I wouldn't be worried at all.

    Of course if 2-3 weeks pass with no communication then I'd follow up. I'd expect a courtesy call after 2 weeks I think.

    But there are very few buyers out there at the moment. Mortgage lending is a fraction of pre-boom times, even if the prices have stayed elevated (and that's simply because sellers pay such low interest there is no particular motivation to sell rapidly).

    Unless your buyer is proceedable little point in accepting an offer. A good agent will weed out timewasters. So better to have viewings where the probability of selling is higher.

    Our house is fairly priced for the size of the plot and the work we have done to it. We have totally house doctored it - cleaned carpets, removed all un necessary furniture and clutter, decorated one of the rooms that looked a bit tatty and had the gardener round. Kerb appeal is fine. Problem is there are much smaller plots for sale at around £50k less. Our house is bigger, totally decorated, garage and has a big garden... all the things that the other houses don't have. I suppose it's a buyers market so they'll come round when they're good and ready.

    I did call the agent to find out what was going on. He said there has been interest, but it's early days. I'm going to stop panicking as they have 4 local offices and 100's nationwide so I'm sure they know what they're doing. He said he's making sure they're interested before he sends them round which is better. I'd rather have one viewing and it sell than 100 people through the door just to make up numbers!

    I had hoped that with the bank holiday weekend there would be some interest! I'm looking at 8 houses tomorrow!!!!

    A £50k variance is a different market. Compare to properties within a mile radius for the same asking price. That's a way of benchmarking price.

    Well, if you look at similar houses within a mile, then we're very fairly priced. Early days :-)
