Best 85% Mortgages for Remortgage

Ive just had a quick look over moneysupermarket at mortgages. Just wanted to see if theres anything out there similar to what Ive found that maybe I should consider.
We have a combined income of £100k
Current Mortgage 210k
House Value 250k (zoopla says 259k, but I doubt we would be valued more than 250)
Current Mortgage HSBC lifetime tracker, 4.09 + BoE. Unlimited overpayment, no ERC.
What Ive found is First Direct 85% LTV 2 year tracker 2.99 + BoE, then reverts to SVR currently 3.69. Unlimited Overpayments, no ERC. Fees = £200 valuation, £200 arrangement.
We like the unlimited overpayments (so far overpaying has knocked a year off our mortgage). Is there anything similar to this first direct deal?

For £210k on £250k, I can see there's really only the YBS deal which gets close and it's still a bit off. The rate's lower at 2.99% but it has higher fees and restricted overpayments.
Can you transfer to a First Direct product if you're already an HSBC borrower? Isn't the charge the same, an HSBC charge?

Sounds similar to other deals I found on moneysupermarket, had a slightly better rate but large arrangement fees because they were all based on a % of the mortgage, coming out at about £5000.
Having rung FD they said HSBC -> FD is no problem.0 -

Ok. So you actually remortgage, with a change of mortgage deed and solicitor job, or is is just a product transfer, like staying with HSBC?I am a mortgage broker.
