raising finance...is this possible?

I am looking to purchase a property for £1.2m. I am confident that it will value up to £1.4m.

I also have equity in other properties available to the tune of £1.2m.

Is it possible to purchase this with no additional money, instead using the equity available?

while the property is currently being lived in, it requires a significant amount of work as it has remained untouched for 30 years.

    I would just ask how vulnerable woudl that make you to a 3% fall in house prices?
    If it doesnt pay rent sell it.

    you could mortgage your other properties to release the equity needed to purchase this one.

    make sure you have enough money to do the work necessary.

    Do you feel there is a vunerability in having so much of your equity in one property? If you don't then some lenders may? I would ask around for mortgage brokers experienced in placing large amounts.
