Hi,
I've got a viewing arranged on a house for Friday and if all goes well I will be looking to be putting in an offer. The house is up for £74,950 and I have my 10% deposit + 3k for fees (all saved up in ISA).
I have been n my current job for 10 years (now age 29) and earn £19,500 pa. I have no debts and car is paid for and generally very good with money with only the occasional jaunt to the pub with friends.
I contacted Halifax who I bank with and they have given me a guarantee over the phone that they will lend me around £67,500 which works out at £380 pm. I have done all the sums and I can afford to make the move on to the property ladder.
One thing I would like to know is, how do I go about finding a best rate for the criteria based on my deposit? Halifax come top of a popular comparison site but what about brokers?
Any help grately recieved and please advise if I have missed anything.

what rate are you paying %? If you go to a broker there might be fees incurred, and as it all sounds very straightforward then this might not be necessary. Halifax are generally pretty good0

They quoted 5.99% fixed for 2 years, with no product fee and £500 paid torwards council tax bill. Rate for comparison 4.6%0

Yorkshire Building Society - 5.79% fixed to 30/6/2013. No valuation fee, no arrangement fee, £500 cashback and legal costs paid for you.
Branch only product - code 7430. Check availability.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Are you a First Time Buyer? If so, there may be better rates out there too. Natwest are offering 5.69% for 2 yr fixed for first time buyers with £250 cashback on completion.
I would do your research as there should be better deals out there for you.0 -
Thats why I'm asking you guys, even though Halifax seem to come to it's probably because they have paid their way to the top.0
