check i can get a mortgage ?

I am looking to remortgage very soon , but is there a way i can see if i will be approved first without having the checks searches etc being on the record ?
Just didnt want a refusal if it was declined on the record.

    mortgage outstanding £255k
    House value approx £335k (going by 2 doors along selling for that price in 1 week and is little smaller and needs work )
    salary of 58k.
    Good history , all bills debits etc always paid on time , but have outstanding cc of £3k which am on target to pay off by end of year thansk to this forum.
    Also any good advisors on here i could chat to ? maybe get them to do the mortgage searches ?
    Never really took to much interest in the detailed side before , just used to ask how much do i need to pay a month , and agreed .
    But since joining this site i have learnt lots and now do most things myself with a better understanding , but its shame i cant myself a mortgage
    Just found some of the mortgage guides , dont know why i did not see them before , how embarrasing, right there in front of me , lots of reading for me tonight then.

    Is the mortgage on an interest only or repayment basis?

    With a mortgage multiple of over 4 times salary required. May restrict the lenders that you can approach.

    yes and they no longer do mortgages.
    I bank with first direct and will be asking them later in the week.

    First Direct are strict on criteria and not very flexible with income multiples. Do an online affordability check first.

    Could be worth a chat with a broker to get an idea of lenders.
