    ERM... I work with Mortgages every day and I don't know of any single lender that can give a client an agreement in principle without carrying out a credit search.

    And yes, the bigger the deposit, the less of a risk you look to the lender.

    Do you need your income in order to get the mortgage or could you look at it in just your partners name until your credit rating has improved?

    i think that we will save for a bigger deposit now thanks to your advice

    i'm not sure whether my partner would get a mortgage of around £70,000 on a £19k salary but it's worth considering if we save some extra
