Redemption help

Hi all, im trying to get a redemption figure for my mortgage from Kensington mortgage company. They really seem to be dragging their heels with it. They sent me a settlement figure but said that i can only pay it off after ive received a certificate, which i requested them to send me. Two weeks later and nothing. Again i phoned them and they said there was no request logged on their system. I had a moan at them and they said they would send it first class 5 days ago. still nothing. It has already cost me a £322 unnecessary payment because i was not allowed to pay it off from their statement. I have the money to clear my mortgage but their red tape/ delay tactics are making it difficult to say goodbye to KMC once and for all. Can anyone offer any advise as to how to speed this up please?

I am not a professional so you should not take this as advice ...
I would put your request in writing so they receive physical evidence. I would send any letters to them via recorded delivery so they know you're serious.
I would consider explaining in writing that their inaction is costing you money ... then possibly say you will consider legal action if their delay continues to cost you.
This is just my suggestion, it is NOT professional advice ... Do Your Own Research etc.
