Does anyone have any experience of how flexible Scottish Widows are on mortgage lending criteria? I have a good credit record (2 credit cards cleared every month, no defaults, on electoral roll etc) *but* as a result of one lender inexplicably declining me after giving an AIP and a broker foolishly running an AIP without my consent for a product I have no interest in, I have 2 recent mortgage credit searches.

I am keen to avoid my credit record being damaged by multiple credit searches. With this in mind, I am conscious that my next application could be my last given the 2 checks already on my file in the last 2 weeks will be having a damaging effect. Scottish Widows seem to offer a good product for my situation but I would be keen to know if anyone knows of lenders who are a bit more flexible on credit checking?

    Are you going to ask Scottish Widows for an Agreement in Principle without a credit check being done?

    Once that comes back, you could ask them what their attitude is to multiple credit searches, i.e. how much they think it might affect your application?

  • Lenders are not 'flexible' on credit checking - they have certain procedures, which they will follow.

    It appears, on the limited information available, that what you need is a lender that will go to manual consideration (referral) so the case can be argued properly.

    2 credit searches are not the end of the world.

    Certainly a broker running a subsequent AIP without your permission (if this is what happened) is unacceptable - however, sitting down with your broker and discussing why the problems have arisen and working out where to go next.

    If you don't feel happy with the broker - find a new one that you feel comfortable with, this is not the time to start lunging around on your own !
