self build in Scotland

Does anyone have any recent experience of obtaining a mortgage for a conversion (or other self build project) in Scotland? I have googled this but a lot of companies seem only to lend in England/Wales.
Specifically I wonder if using a broker (specialist?) is appropriate?
Completely new to mortgages so any advice gratefully received.
