Problems getting mortgage for property with annex?

  • By annex do you mean it has its own kicthen and/or bathroom facilities ?

    If not, sounds like a storage facility with me (often known as a garage) - it also sounds like no one else is using it (unlike the OP) ?

  • It does have a kitchen area, and it does have a shower. :( I could PM a floor plan if you are happy to take a look? I am just wondering what I can say/do which will create the minimum hassle.
  • An annexe is somewhere where someone is capable of living so has cooking, washing/bathing or showering facilities.
    It is usually classed as a separate property for the purposes of Council Tax (one charge on house + one charge on annexe)
    In some cases it will be charged as a 2nd home even if it is part of the owner's main residence & cannot be sold separately.

    at the start you said that the annex had planning permission for holiday let only. is there anything on the planning permision that resticts the occupation of the unit to something like 10 months of the year or not for longer than 4 weeks at a time for example. whislt the mortgage company may still have a point that if someone did get in there you may struggle to get them out you coudl try and argue that the annex doesnt have a lawful residential use and is restricted anyway. if you did in effect get a squatter in your property you could have recouse to the enforcement department in the planning department ot get them out as well. long shot may be worth a look at least.

    Well, seeing as you are at survey stage there's not much to be done now but await the surveyors comments as to whether it's a goer or not.

    Typically such properties are declined as they represent an impediment to repossession if a third party has taken up residence - under law an innocent thrid party cannot just be turfed onto the street just because the owner is in arrears. There could also be insurance risks where it's a little grey as to which resident might be liable for say the party walls between the 2 structures. The fact you 'say' you wont sublet it is not something a lender can rely upon.

    Anyway, see what the outcome with the surveyor is and go from there.
