My husband and I have just sold our first house and are looking at applying for a mortgage on our second home. I would appreciate your opinion how whether we have a good chance of securing a new mortgage. Our background:
We have 15% deposit, we now have no debts (apart from student loans) We have a good joint income which allows for a decent amount on the mortgage calculators. The mortgage we have just paid back was always paid on time.
But....we used to have high credit card amounts and a loan which we have now paid off in full (within the past 6 months). We never missed any payments on any of these credit accounts. However we both stupidly had catalogue accounts and I have 4 late payments from 2006 and Husband has 2 late payment from 2009. These do not show up in the green boxes on the credit reports but underneath it says "number of 1-2 in the last 23 months - 2' etc. SO stupid I know!!! Both young and didn't realise they were on our credit reports until the last year. Silliest part was we only owed £5 each time. Both accounts were settled and closed shortly after the late payments and I have never opened a catalogue account again since (and never will!)
What are are chances of getting a new mortgage with these late catalogue payments from the the past 3 years? And will the high credit we used to have affect us despite always paying the credit cards on time?
I really don't want to go ahead with the mortgage application if our chances are low. The last thing we need is another mark on our credit report. I'm worried these silly mistakes will mean years of renting for us. Thanks for your advice.
