How to calculate our income for mortgage purposes

I have recently been offered a new job after a period raising children.
I'm happy to wait a year/x number of months until my job is considered suitable for a mortgage.
I will be earning £5200
Tax credits these include child care element for two children £13000
Rental income £3600 fully accounted 4 years worth and declared.
Partner's income £17000.
I ask as I have been told to include/not include tax credits, rent. The Alexander Hall calculator comes up different to some of the other online ones.
