Hi there,
I took out a mortgage 3 years ago, on a fixed rate (5.23) to buy my ex husband out. This is due to finish in July. The mortgage is with Yorkshire Building Society, btw. I did shop around, but as I am (now) a single parent with 2 children working pt, I went with Yorkshire as they took into account other forms of income in addition to my wages (eg child benefit, tax credits), which a lot of other lenders don't. My payments are £570 per month, they have written to me with a new offer of 4.50 %, if I take another fixed term, or 4.99% (£530.00) if I don't. My wage just covers my mortgage payments at the moment, so I am living off tax credits, I'm understandably worried in case T.C's are cut, and I'm looking for a better deal. Does anyone know if there is anyone else out there that would take into account other income, that I could look at?

We are also with YBS and think they are a good lender dont mean to be nosey but is your EX paying 20% of income ( CSA) guidelines or do you have shared care!
We would need LTV and income to see if other lenders could give you better rates so do you know a good " whole of market mortgage broker" to look for you!

Thanks for reply. My ex isn't paying anything at the moment, he was paying the recommended amount but lost his job 2 yrs ago, has started casual employment part time term time, I'm not sure how much he earns now. My LTV is 67%. I was going to give the Which? mortgage helpline a ring, as I am a member, thought they may be better than a broker?0

I am also a member of which so why not give them a call! well worth a try.
lenders have changed lending conditions in last 2 years but as you already have a mortgage good luck shopping round0 -
YBS have a 3 year fix at 4.59% fee free for existing customers so less than you are paying now and security for another 3 years. They also have a 2 year deal at 4.19%0
