in need of a mortgage

hi guys im looking to buy my first property as i have just turned 30 my rough details are as follows
income 30k
saving 8k
married with 3 kids
30 years old
looking for a 3 bed property at least over 25 years with less than perfect credit any advice would be great i have a good job and have 14 years contract left with payrises and promotions available
the thing is with less than perfect credit and being my first time im not sure where to start even if i can start at all these days!

What are property prices like in the areas you are looking at?
Do you have any other debts...cards/loans/HP even interest free?
