Hi,
We have just had an offer accepted on a property £178,000. We are putting down a deposit of £40,000 so its just over 20% LTV.
We have had an AIP and our broker has now put us forward for the full mortgage application.
Just wanted to see what other people thought about our situation.
I have worked in permanent employment since left college at 18 and am now 23. Recently moved to another area and I have been in my job 4 months, passed my probationary and am on a permanent contract.
My partner situation is what worries me. He has only been working full time for the last 4 months. He was in a job for just under 4 months as a HGV Driver and next week starts a new job as a HGV driver, reason he moved so soon was because the money was alot better - it is a permanent contract. Before he was in the job for 4 months he wasn't working as he was caring for his grandad as it was going to cost him a fortune to go into a care home and as a family they decided that he would look after him. Sadly he passed away and we were left £40,000 for a deposit on a house.
I have applied through a broker for the mortgage and she has spoken with the lender and she says it shouldn't be a problem and that they will want a copy of the contract and may have to wait till he gets paid before they will offer a mortgage. He is on £20,000 pa.
Mortgage application was only sent last week but tis killing me all the waiting around and not knowing. Anyone seen any similar circumstances? We have been honest from the start. We do not have any loans or debts on credit cards. We just a dfs monthly payment of £55 starting in Feb 2012
Thanks
Laura

I dont understand what do you want to know? The only actual question is: "anyone seen any similar circumstances?" Yes I have.
If your broker didnt think you could get a mortgage they would have told you so, so try to relax, theres a long way to go before you move in so dont get stressed out at the start.
I have seen people in a lot worse situations than your in get aproved.I am a Mortgage Adviser
