    I can see why you'd think that, but from what we've seen with actual sold prices, it doesn't seem to work that way in the real world.

    What tends to happen is that the percentage of asking price achieved increases after an asking price reduction.

    So if a house starts off at 150K, and then reduces to 130K, it tends to sell for more like 125K...... Not 100K.

    Just so long as we're clear that does not mean house prices in your area have fallen by 20% in a year. So running around the boards claiming that just makes you look a bit daft.

    Okay hamish now im looking a bit daft because i am happy that in my area most houses have dropped their asking prices from 150k down to 120k/125k. Thats 25 to 30k that i dont have to bother trying to get knocked off the price so like i said im happy.

    When i said i could put in an offer of 100k you seem to have missed the bit were i said it was a lowball offer.

    And does it really sound so utterly impossible that a FTB with no chain and no problem getting a mortgage could have a 100k offer accepted on a house listed for 130k.

    I guess some sellers are not going to like me when i start making offers.

    Hamish could you please stop running around the boards claiming that "now is a good time to buy", and "house prices only go up", and the classic "FTBs want a new kitchen and not a cheaper price on the house", because you are looking a bit daft and when you ignore peoples comments that prove you wrong then you bail out of the thread or as you put it (basting your ham) and end up looking like a soft ar5e again.
