In my opnion the purpose of this board is to help you with specific question. Not to do the donkey work for you for no benefit.
If you need help weighing up a couple of options then there will be lots of people to bounce ideas off.
If you need someone to search the market and give you advice on whats the best mortgage for you then you should contact a whole of market broker who is paid to give you the advice you need.
Just my opinion of course. Im sure someone else will have a different one but thats life.I am a Mortgage Adviser

YBS are offering a five year fixed at 4.39%.

Impossible to say what 'best' deal would be as absolutely no idea of your circumstances or preferences.
As has been said you could speak to a broker to get a better idea.
'Best' deal is not always the best rate. Take into account the arrangement fees, valuation fees etc. Often a higher rate with lower fees can be a more suitable deal.
Simply quoting best rates in not too helpful.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. None of us know when the rate will move upwards, let alone when it will move to 2.5%.0
