Unmarried Joint Mortgage and seperation nightmare

Just wondering if i could get some advice, I left my partner and my children 2 and half years ago cause of circumstances anyway i live at my mothers :( but have the children every weekend:j. I still pay all the mortgage and all the bills for the house my ex lives in and to be honest its killing me i never have anything left and i really need to move on. I have recently asked my ex about selling the property and splitting the profit 50 50, and then i will just pay her happily they amount i am supposed to for the kids rather than more than double. I understand that you cant force a person to move out till your children are grown up but i just cant afford it and in my head my ex must want a clean slate too its been over 2 year please
help

    why are you still paying the bills? is your ex working/claiming benefits? can she afford to take on the mortgage?
