Removing Ex's Name from Mortgage

Hi,

Hope someone can offer some advice on this. I purchased a house with my ex but we split up 2 n half years ago. At the time of seperation the house was sitting at a loss and currently still is.

However since the split, i only had contact with him for a short while before he moved away, now i cant contact him, have no forwarding address and cant get hold of his family.

I have been paying the mortgage by myself since the split and am worried he appears out of nowhere ten years down the line and demands a sale. I am also paying debt that was in both our names too.

Is there anything i can do to remove his name from the mortgage or is there any steps i should take to ensure he doesnt have any right to sell further down the line!!! Help!!!
