  • Although a decline won't show on Credit Records the search by Abbey will and this will alert other lenders that you have sought a mortgage elsewhere. Every Hard search reduces the ability to get credit. It is about time all Lenders were made to soft search as a matter of course as most people dont realise the impact of shopping around and having lots of hard searches left on your record

  • In all likelihood, abbey will just expect you to clear the debts out of your equity, not add them to your borrowings. I dont know which advisers you have spoken to over the last few days but they cannot be very experienced if they cannot place a case as easy as this. Glad you sorted things with abbey, but remember your adviser at abbey is there to ADVISE you, so make them work for the money and explain exactly what has happened and why they have now changed their stance and what you are to do about the debts. Typical standards of a bank adviser.
